Byline Bank Backs $20.25 Million Refinance of South Bay Industrial Outdoor Storage Portfolio
Byline Bank’s Commercial Real Estate Group (BCREG) has closed on a $20.25 million term loan with real estate investment management firm Stockbridge Capital Group to refinance a two-property industrial outdoor storage (IOS) portfolio in Wilmington, California, in the South Bay submarket of Los Angeles. The 13-acre portfolio is 100% leased and includes properties at 501 Quay Avenue and 1540-1550 Eubank Avenue.
Located near the Ports of Los Angeles and Long Beach, the properties offer access to one of the country’s largest freight and logistics hubs, as well as major transportation corridors serving Southern California. Both properties are less than six miles from the ports and are situated near Interstates 110, 710 and 405, providing connectivity throughout the greater Los Angeles region.

South Bay is the largest of the seven Greater Los Angeles industrial submarkets, with approximately 199 million square feet of industrial inventory. According to CBRE Research, the submarket recorded approximately 2.95 million square feet of leasing activity in the fourth quarter of 2025, accounting for approximately 25% of leasing transactions across the greater Los Angeles market during the quarter.
